Chimney Repair in Bearsden: The Flashing
Colston Roofing, a Glasgow based roofing company, covers chimney repairs in Bearsden and the surrounding areas. Flashing seals the joints the slates cannot, around chimneys, against walls, in valleys and around roof windows, and it usually fails at its fixings first.
Why does flashing fail on Bearsden roofs?
Flashing seals the joints a slate or tile cannot: at the chimney, at abutments, in valleys and around skylights. Lead has been the traditional material for good reason, because it can be dressed tight to any shape.
The weak point is the fixing, not the sheet: the mortar holding it into the wall crumbles, or the wind lifts an edge. Colston Roofing includes flashing replacement in its chimney repairs and names damaged flashing as a sign a roof needs attention.
How to spot a dodgy roofer?
Be wary of cold callers, cash only prices, large deposits before any materials arrive, and no fixed business address. Check reviews, a real address and a landline before you agree to anything.
Can new slates match an old slate roof?
Usually, as long as the source is right. Welsh, Caithness and reclaimed slate are the options Colston Roofing draws on to match an existing roof. The size, thickness and colour have to agree with the neighbouring slates.
Mismatch is not only about appearance. Extra thickness props up the next course, and too little length shortens the lap. Both let wind driven rain in sooner than it should.
What is the average lifespan of a slate roof in the UK?
Natural slate itself is very long lived, and on a well built roof the fixings and battens usually roof replacement in Bearsden wear out before the slate does. Which is why good slates are often reused when an old roof is stripped and re-laid.
How should a roofer treat your home in Bearsden?
Arriving when promised, keeping you updated, and clearing up afterwards. Colston Roofing says it turns up when it says it will, keeps you in the loop and leaves your home tidy. Tidiness, noise and conduct on site all matter to its team.
Being the same firm at the end as at the start. Colston Roofing says the price stays the same, promises are kept and timeframes are stuck to. It reports that most of its work comes through recommendation.
